Loudoun County New and Resale Homes for Sale

LOUDOUN COUNTY NEW HOMES ARE MORE AFFORDABLE THAN THEY HAVE BEEN IN 4 YEARS.

WHICH WILL IT BE, Charles County, Maryland or Loudoun County, Virginia??

I LOVE IT WHEN OLD FRIENDS NEED A NEW HOME.  It all started 10 years ago when I sold a home in Waldorf to a lovely military couple relocating to Andrews AFB for 3 years.  Washington DC area was going to be their final duty station before retiring.  So, they planned to stay in the area for only 3 years.   Once they were retired from the military, they decided to remain in Maryland.  They loved their home and both secured good jobs.

LOOKING IN MARYLAND AND NORTHERN VIRGINIA.  They contacted me about a month ago with the goal of renting their home in Waldorf and buying something with more room.  The home they purchased in 1998 was a small Colonial style house, about 2252 square feet, with a one car garage and no basement.  Many homes in the St. Charles were built without basements, partly due to the high water table in the ara and partly due to the dominance of one builder who just didn’t build with basements.  They’re looking for about 2800 plus square feet with a 2 car garage, a large kitchen and Master bedroom and a basement.

WE’VE TOURED HOMES IN 3 COUNTIES IN TWO STATES.  Three weeks ago, we toured homes in Woodbridge, Virginia, new and resale.  Two weeks ago, we toured resale homes in Waldorf.  Friday we toured homes in Leesburg, Virginia.  Saturday back to Waldorf to see foreclosures and short sales.  Today we toured a builder in Purcellville.  They very much favor Leesburg.  Not surprising since Leesburg is a wonderful, friendly convenient town with shopping of all types and an easy commute to their jobs, although the commute would take about an hour, that is acceptable.

THERE ARE SOME WONDERFUL HOMES IN BUILDER’S INVENTORY.  In our travels, I’ve discovered some wonderful new homes in builder’s inventory with beautiful features and finishes and discounted prices.  One builder that has been building in a community in Leesburg has a home in inventory that is priced to sell.  This home isn’t right for my present buyers because they want a larger back yard.  However, I know that there is a buyer for this home.

HOMES IN LEESBURG ARE DOWN 26% IN THE PAST 4 YEARS.  IT’S TIME TO BUY.

  • Average SOLD price for single family homes in the Zip Code 20176 in 11/2004, was $658,450.
  • Average SOLD price for single family homes in the Zip Code 20176 in 11/2008, was $486,017.

Look what $429,900 will buy.  Builder’s inventory in the community of Lucketts in Leesburg is ready for quick delivery.

Home ready for quick occupancy, was priced at $475,965, now $429,990.

4 Bedrooms, 3.5 Baths, 2 Car Attached Rear Garage.  Master Bedroom w/Garden Bath and Sitting Room.

This lovely home is ready with a Gourmet Kitchen including Granite counter tops, Double Oven, Down Draft Cooktop in Kitchen Island.  42″ Cabinets, Walk-in Pantry and spactacular Hard Wood Flooring.

Lucketts is just minutes from Leesburg Downtown, the Dulles Toll Road and the MARC Train in Point of Rocks.   Convenient to Leesburg, Ashburn, Sterling and the Washington Dulles International Airport.
